A corner plot in a stagnant micro-market underperforms an ordinary plot on a corridor that is about to be connected. Direction of infrastructure beats dimension of plot, almost every time.
This is why our shortlist starts with corridor selection: where is committed public infrastructure actually being built, where is employment moving, and where is the supply of developable land genuinely constrained rather than merely priced as if it were.
Once the corridor is right, the plot-level decision is about liveability and resale — road width, approach, orientation, water table, and the credibility of the developer who will maintain the layout after the last plot is sold.
Get the corridor right and time forgives small mistakes. Get it wrong and no amount of plot-level cleverness rescues the return.
