Why your entry price decides the return, not the property

Two investors buy the same flat in the same tower two years apart. One makes money and one waits five years to break even. Nothing about the building changed.

Ask most buyers what makes a good real estate investment and they will describe the property — the layout, the amenities, the view. Ask an investor who has actually exited a few and they will tell you the answer is the price they paid on the day they entered.

A Bengaluru project typically moves through four pricing stages. Pre-launch allocation, offered quietly to partners who can bring committed buyers. Public launch, when the advertising starts and the ladder steps up. Mid-construction escalations as approvals land. And finally ready possession and resale, where the price reflects everything that has already happened.

The buyer who enters at stage one and the buyer who enters at stage four own an identical asset with completely different economics. The first has a cushion built in before a single brick is laid. The second is betting entirely on future appreciation, from a base that has already absorbed it.

This is not a secret, and it is not a trick. Developers price pre-launch inventory lower on purpose, because early committed buyers de-risk their funding and prove the demand before they spend on marketing. They open that window to a small number of channel partners rather than to the public.

What it means for you is simple: the useful question is not 'is this a good project'. It is 'at what stage am I being offered this, and what is the next stage's price'. If nobody can answer that clearly, you are probably at stage three being sold stage-one enthusiasm.
